Divorce
The home holds significant emotional value for each spouse, but the reasons motivating each spouse may differ. A certified appraiser can provide an impartial opinion as to the home’s market value, and this opinion can be used to negotiate an acceptable sale price.
Pre-Listing
Not every home is easy to value through a Comparative Market Analysis (CMA). A Realtor might suggest that a seller consult an appraiser for a pre-listing appraisal when the property has distinctive features, architecture, or is situated in a market with limited comparable sales.
Private Sales or Buy-Outs
Interested in buying or selling a property not listed on the open market? Example: a tenant may want to purchase a home from their landlord, or one sibling buy out another.
Measurement Only Home Assessments
If you only need the square footage of your property, there’s no need for a comprehensive inspection. The house will be measured using ANSI Standardized Property Measuring guidelines. Measurements are taken to the nearest inch or tenth of a foot, and the final square footage is reported to the nearest whole square foot. All footprint sketches and floor plans will be computer-generated.

An appraisal for planned giving or charitable giving is a professional valuation of a non-cash asset you intend to donate to a charity. This appraisal is conducted by a qualified certified appraiser to provide an unbiased valuation of the estate’s worth.
